What is an EPC (Energy Performance Certificate)?

An Energy Performance Certificate (EPC) is an official document that assesses the energy efficiency of a property. It gives the building a rating from A (most efficient) to G (least efficient) based on how much energy the building consumes and how much carbon dioxide it emits.

An EPC is valid for 10 years from the date of issue.

Frequently asked questions about your EPC assessment

The site visit can take up to a full day as we prioritise accuracy in our measurements and assessments. From start to finish — including the site visit and uploading the EPC to the official register — the entire process is typically completed within 2 - 3 working days.

Technically, a building doesn't "fail" an EPC — but it may receive a low energy rating (G being the lowest).
However, if you're a landlord, a rating below E means your property may be unlawful to rent under the Minimum Energy Efficiency Standards (MEES).
In such cases, you'll need to make energy efficiency improvements before renting out the property.

Yes. EPCs are valid for 10 years from the date of issue.
After this period, you'll need to renew it if you plan to sell or lease the property again.
If no transaction is taking place, renewal is not legally required, but recommended if you've made energy upgrades.
