
For over 30 years, the company has operated from its Newbury base – evolving from a small startup into a successful business. But with hybrid working patterns and tenant shifts reshaping how the building was used, MD John, also a part-owner of the property, faced an important question: Was this still the right space for the future of his business?
To make an informed decision, clarity was needed: a full picture of long-term ownership costs, the impact of different occupancy scenarios, and the potential effect of changing regulations on the building’s value and compliance over the next decade. That’s where R2G came in.
R2G developed a plan to modernise the ageing boiler system at a natural break in tenancy, avoiding disruption while cutting future operating costs. Alongside this, a full lighting redesign was proposed to improve efficiency and make the building more attractive to tenants. Together, these upgrades deliver both immediate savings and long-term value.
Solar options were presented using various tenant scenarios. The flexible designs created a strong business case for future situations, from retaining the building to preparing it for sale.
By renegotiating the site’s energy contract, costs could be reduced immediately. This improvement strengthens the building’s position no matter what the decision would be in the future.
R2G delivered a three-part strategy to reduce costs and increase long-term value, modernising the boiler system during a natural tenancy break to avoid disruption while also redesigning the lighting for greater efficiency and tenant appeal. At the same time, flexible solar PV options were developed to suit different tenant scenarios, ensuring strong business cases whether the building is retained or sold.
